What is a Real Estate Agent, and what exactly does the Agent do?
A Real Estate Agent is one with special education and experience, who is licensed by the state to act on behalf of another, to advise, negotiate for, represent, and/or assist in a purchase or sale of land and real property (anything attached to that land - such as a house).
An agent owes their employer (called their "principal") the services of Accountability, Confidentiality, Obedience, Loyalty, and Disclosure. An Agent must be honest and loyal, and cannot violate the wishes of the "principal" or employer. An agent does not make decisions for a client, but shares expertise, special knowledge, so the employer or "principal" can make good decisions.
An agent can help a client to maintain a businesslike transaction when personal feelings or inexperience might otherwise allow a person to be taken advantage of. An agent can assist and advise a client, and can protect personal information by maintaining confidentiality.
When an Agent serves you they do so by practicing on or more TYPES OF "AGENCY"
A Seller's Agent works for the seller. The Goal is to get the best deal for the seller, which may be the highest price the market will bear, or the fastest sale that can be concluded at a reasonable price. A Seller's Agent runs ads in order to cause buyers to call. Once a call is made, a Seller's Agent will naturally want to discover information from buyers to determine how much the buyer can or will pay. If the house and the price and location are a good fit for the buyer, then an appointment can be scheduled for a showing.
A Buyer's Agent works for the buyer, to get the best deal for the buyer. A Buyer's Agent will be familiar with the local market. This helps them find your dream house faster with fewer false alarms.
